The space

The bedroom has a pillow-top queen bed, and guests bring up how well they sleep here more often than you'd expect.

The kitchen is fully equipped with good cookware, plus a Keurig for the mornings. Central AC and heating, high-speed wifi, a smart TV, a dedicated workspace, and laundry in the building.

The whole condo is yours, and so is one free spot in the residential garage — no circling the block, no meters, no beach-day parking fees.

Laundry is in the building. The balcony is yours alone.

Check-in is self check-in from 4PM. Step-by-step instructions with photos reach you before you travel: where to pull into the garage, where to find your key or code, and how to get to the door.

Before you travel, everything arrives in one message: driving directions, the garage, how to get in, and the places I actually eat around here.

After that I'm a message away and normally reply inside the hour.

The rest of the time, the condo is entirely yours.

The Santa Monica neighborhood is a charming area with an urban vibe. The homes are just steps away from the ocean and city streets, with views of the mountains in the distance. SHOPPING ... OUTDOOR ACTIVITIES ... GREAT RESTAURANTS... are all within walking distance of your front door.

House rules

• We keep this place spotless and calm for every guest, and these few rules are how that happens.
• WHO STAYS
• Only the guests on the booking may stay — 3 maximum.
• No visitors, day guests or extra arrivals without our written approval first.
• NOISE & EVENTS
• No parties, gatherings or events of any kind.
• Quiet hours 10PM–8AM. This is a residential building with neighbours on every side.
• INSIDE THE APARTMENT
• Strictly no smoking or vaping anywhere, windows and balcony included. A $300 charge applies.
• No pets, whatever the size.
• Shoes off on carpeted areas.
• Please switch off the AC and lights whenever you head out.
• PARKING
• Your garage spot is the one assigned to you. Please don't use any other space in the building.
• DELIVERIES
• Please don't have mail or packages sent to the address. A nearby locker or pickup point keeps everything running smoothly.
• ARRIVAL & DEPARTURE
• Check-in from 4PM, check-out by 11AM. Anything earlier or later only if we've confirmed it in advance.
• Before you leave: dishes washed, trash out, keys returned as instructed with a quick photo to confirm Lost keys carry a $200 charge.
• ONE LAST THING
• If something is broken, missing or just not right, message us straight away. We would far rather fix it while you're here than read about it afterwards, and we usually reply within the hour.
